West Vancouver, BC
Fall 2023
Clients wanted a legitimate net-zero home, not just something with solar panels slapped on. The site had some grade challenges and the neighbors weren't thrilled about a modern design in their traditional area.
Started with passive house principles - super insulation, airtight construction, triple-pane windows. The form follows the sun's path to maximize solar gain in winter. We used heat recovery ventilation and a small ground-source heat pump. Solar array on the roof handles electricity needs year-round.
Worked with the neighborhood committee for six months on the design - ended up with something that feels contemporary but respects the street's scale and rhythm.
First year monitoring shows they're actually net-positive by about 8%. Heating bills are basically nothing. The family loves how comfortable it is - no cold spots, great air quality. And the neighbors? They've stopped complaining and started asking questions about their own renovations.
Downtown Vancouver
Spring 2024
Prime waterfront site that needed to integrate office space, ground-floor retail, and public access to the seawall. City wanted something that activated the street but the developer needed it to pencil out financially.
Created a stepped design that opens up views and doesn't block sunlight from the park behind. Ground floor has a covered public plaza that connects to the seawall - it's technically private property but designed as public space.
Office floors above are designed for flexibility - can be single tenant or divided up. Lots of terraces because if you're paying Vancouver rents, you should get outside access. Retail spaces have high ceilings and can be combined or separated depending on tenants.
Retail spaces leased before construction finished. Office space is fully occupied with a waiting list. The plaza actually gets used - people eat lunch there, kids play, it feels like part of the neighborhood. Won a local urban design award, which was nice but honestly the real win is seeing people use it.
Gastown, Vancouver
Winter 2023
Tech startup wanted a sustainable office that still felt polished and professional. They'd seen too many "eco" offices that looked unfinished. Budget was tight and timeline was tighter.
Sourced reclaimed Douglas fir from an old warehouse demolition for the feature walls and desks. Used recycled steel for the structural elements. Concrete floors were already there - we polished them instead of covering them up.
Lighting is all LED with daylight sensors. Plants everywhere for air quality and because they make people less stressed. Open plan but with acoustic panels made from recycled materials so it's not crazy loud.
About 80% reclaimed or recycled materials, but you'd never know unless someone told you. Looks modern and clean. Energy use is way lower than the building average. Best part? They use it in recruiting - candidates always comment on the space. Got written up in a design blog which made the client pretty happy.
Surrey, BC
Phase 1 Complete, 2024
12-acre site next to a new SkyTrain station. City wanted density but also parks and community amenities. Had to work with three different developers who each owned parcels. Community was worried about traffic and losing their neighborhood feel.
Created a master plan that puts the highest density right at the station - makes sense, that's where transit is. Stepped down to townhomes at the edges. Designed a network of pedestrian paths so you can walk through without going on main roads.
Central green space with a playground and community garden. Ground-floor retail on the main street - reserved spaces for local businesses, not just chains. Parking is there but tucked underground and reduced because of the transit access.
Did a ton of community consultation. Some concerns we could address, some we couldn't, but at least people felt heard.
Phase one is done and people are moving in. Coffee shop and grocery store already open. The green space gets used constantly. Early data shows about 40% of residents don't own cars - way higher than typical suburbs. Still got complaints about construction noise, but that's unavoidable. Phases 2 and 3 breaking ground next year.
